Roofing in Middleton

Middleton splits into a few roofing worlds. Downtown and the older neighborhoods between University Avenue and the railroad — off Parmenter, Elmwood and Park Street — are 1950s–70s ranches and split-levels, low-pitched, with shallow attics that were insulated once, badly, and ice-dam every hard winter. Many are on their third roof and the eaves have taken decades of ice.

Middleton Hills is the 1990s–2000s New Urbanist neighborhood on the north side: steep gables, dormers, porches with low-slope roofs tucked under warm walls, and a lot of valleys. It's the most ice-dam-prone geometry there is, and the original roofs are hitting 20–25 years.

Stonefield, Foxridge and the neighborhoods off Airport Road are 1980s–2000s two-stories with original or second-generation architectural shingles. Bishops Bay and the newer builds toward Lake Mendota are big roofs, 40 squares and up, with a lot of exposed west-facing slope that hail and wind hit first.

Roofers Middleton WI homeowners hire need to know two things the rest of the county doesn't always think about: the wind off Lake Mendota and across the open land north of Airport Road is stronger than on the isthmus, and the Pheasant Branch corridor floods, so gutters and downspouts matter more here.

What we see most here

  • Ice dam damage at the eaves on the downtown ranches and in Middleton Hills. Lifted first courses, stained soffits, and gutters bent by ice. Steam removal in winter, eave repair in spring, and the attic fixed in between.
  • Hail bruising on the west and south slopes of Stonefield and Bishops Bay after the May–June storms that track up from the southwest.
  • Valley and dormer flashing leaks on the cut-up Middleton Hills roofs.
  • Pipe boots and skylights on the 1990s two-stories.
  • Low-slope porch roofs under warm walls, where the roll roofing or three-tab from the 1990s has ponded and iced for two decades.

The trees matter too. The mature oaks and maples along the older streets shade the north slopes, which stay wet and grow moss, and drop the limbs that end up through a garage roof in a July storm.

What we do here

Permits and HOAs

The City of Middleton requires a permit for a full replacement and inspects the ice barrier and flashing before the shingles cover them. Middleton Hills has design guidelines covering roof color and, in some cases, material; we send the manufacturer's spec sheet and color sample for approval before we order. Pricing is the same as Madison; see the cost page.

Questions we get asked

Do you charge extra to come to Middleton?

No. Middleton is inside our normal service area and pricing is identical to Madison. We're on the Parmenter Street and Airport Road side of the city most weeks anyway.

My Middleton Hills roof ice-dams every winter. Can it be fixed?

Usually, but not from the roof alone. The geometry — steep gables meeting low porch roofs under heated walls — traps snow and melt. Extended ice-and-water shield during a replacement helps, air-sealing and insulating the attic and knee walls helps more, and on the worst porch roofs a heat cable is the honest last step. We'll show you which applies.

Do you work with Middleton home inspectors and agents?

Regularly. Inspection contingencies here are short, so we prioritize roof inspections for homes under contract and turn the written report around within a day.
